How are the land and physical assets legally structured?

A standard 501(c)(3) Community Land Trust model. The Trust holds the land in perpetuity via 99-year renewable ground leases to preserve affordability, while residents build equity in their homes. An asset lock ensures all property remains dedicated non-profit community stock upon dissolution.

How do you ensure resident consent?

Participation is completely decoupled from housing. Leases and land agreements are legally independent of any research or pilots. Residents have full right of refusal and revocable opt-in consent at any time.

Who owns the intellectual property (IP) developed during pilots?

The technology partner retains 100% ownership of their proprietary IP, algorithms, and devices. The Trust retains only the non-exclusive right to utilize de-identified, aggregated data for community impact reporting.

How is resident data secured and regulated?

All systems operate on zero-trust architecture designed to satisfy HIPAA and SOC 2 Type II controls. Health and telemetry data are segregated, anonymized at the edge via standardized APIs, and protected by role-based cryptographic access controls.

How will clinical and health-related interventions be overseen?

All health studies and ambient monitoring trials operate under external Institutional Review Board (IRB) protocol clearance (via partnering universities or independent IRBs) and are delivered through licensed local healthcare clinicians and home-health providers.
